5 Instagram tips for real estate growth

5 instagram tips for real estate growthScroll through Salvatore Friscia’s Instagram feed and you will feel a strong pang of envy. He lives in beautiful San Diego and loves to share pictures of the local area. But he’s not just a local. He’s a local expert. And he uses Instagram to showcase that expertise.

Salvatore is a Property Management Social Media Pioneer and founder of San Diego Premier Property Management and Tenant Finder.

He first started using Instagram back in 2014. Being in the real estate and property management industry, he wanted to promote a different side of his business other than just kitchen and bathrooms.  

“Instagram was the perfect platform to showcase visually stimulating pictures and engaging videos in nice bite size pieces,” he said. He’s gone on to build a rich community that helps him expand his reach and grow his business.

Recently, social guru Gary Vaynerchuk shared his 18 cents video. And it inspired Salvatore to share his own tips for using Instagram with members of the closed Facebook group, Snappack Live. He graciously allowed us to reshare, complete with emojis!

“They are somewhat basic,” he said, “but a strong foundation is important. Hope these help!”

💥 Tip #1- Expand your reach with the hashtag #realestate

Using #hashtags is vital to getting your IG post noticed. I would suggest using between 10-13 business targeted #hashtags on all your post. Examples of hashtags that I use are #realestate #sandiegolivin, sandiegohomes and # "insert your area here."

💥Tip #2- Have your own unique hashtag.

The hashtag should be in line with your USP unique selling proposition. My business page is #SDPworryfree. If someone was to click on your unique hashtag they would be able to see all of your post. Try to keep your unique hashtag under 10 characters if possible.

💥Tip # 3 - Spend 10 minutes, once a day, commenting on targeted IG pages.

Targeted 🎯 IG pages are pages that have influence in your area and have a larger following. Make your comments thoughtful and at least 4 words or more with emojis and (major 🔑) put your unique hashtag in the comment.

Example: That's a great looking kitchen 👍 #sdpworryfree

💥Tip #4- IG is a picture and video based platform.

Make sure your pictures are post-worthy. That means clear, focused, vibrant images that are relevant to your brand or service. The pictures you post represent your brand image make sure they're quality pics or videos.

💥 Tip #5 - Create a pattern or look to your page.

Use a consistent filter, dominant color or feature like the ocean, sky, trees or mountains -- depending on your area -- in every picture. Try to layout post in some type of pattern. Example: two picture posts to every video post. If you post videos make sure they are either all portrait or landscape - consistency is key.
